Terms and Conditions

General Provisions:

Initial Payment: If the arrival is greater than 90 days from time of booking: 50% of the total amount of the booking shall be paid in order to secure the booking. if the arrival date is less than 90 days from the booking date 100% is due to secure the booking.

Final Payment: Total remaining balance is due 90 days prior to arrival date. If this payment is not made, the reservation will automatically be canceled and be subject to cancellation charges.

Forms of Payments: Payments may be made by personal check, cashier’s check, money order, E-check, or credit card in the U.S. Funds. When payment is made by personal check, money order, or cashiers check and the payment is returned for any reason including but not limited to insufficient funds, you shall be responsible for a flat fee of $100.00 in addition to any and all returned payment fees charged by our bank. Postdated checks will not be accepted.

Management Fee: A mangement fee of $99.00 is charged for every reservation. This covers all administration work and is non-refundable. 

Security Deposits: The Property requires a security deposit of $500 which is charged 1 day before arrival.. The security deposit shall be used to cover any damage to the rental unit during the rental period which is in excess of ordinary wear and tear. If no excess damage is and/or missing or lost items are incurred, the security deposit will be returned to you within thirty (30) days of check-out.

Damage to the Rental Property: You shall be responsible for any damage to the rental unit during your stay which is in excess of ordinary wear and tear, missing items and loss of beach gear, keys and remote controls. It is your responsibility to notify Crabby Coconut immediately upon arrival if you notice anything broken, missing, soiled or that otherwise could be charged against your security deposit. Upon inspection of the property following check-out, Crabby Coconut will notify you in writing of any such damage to the property, and the charges thereof, within seven (7) days of check-out. The charges may be deducted from the amount of the security deposit if applicable or charged to a credit card. At that time, if the amount of the security deposit is insufficient to cover the damage and/or missing or lost items, you are responsible for the additional charges for the damage and/or missing or lost items, which charges must be paid within seven (7) days of notification of the damage and/or missing or lost items. If no excess damage is and/or missing or lost items are incurred, the security deposit will be returned to you within thirty (30) days of check-out. You Acknowledge that Crabby Coconut reserves the right to use any and all payment information it has on hand and to charge for any damage and/or missing or lost items discovered at the rental property.

Cleaning Fees: Cleaning & Linen fees apply to all reservations. The cleaning fee is $300.00 and the Linen fee is $140.

Housekeeping: Properties are cleaned and fresh towels and linens are provided at the start of each stay. We do not provide daily housekeeping or daily linen/towel service.

Taxes: Taxes apply to all reservations less than six (6) months long. The rate currently is 12% (7% Florida State Sales Tax and 5% Manatee County Resort Tax).

Proof of Identification: A copy of a valid driver’s license or passport is required to verify identity.

Cancellations: A cancellation fee of 10% of the total booking amount will be deducted for any cancellation prior to 90 days from arrival date. Any cancellations within 90 days from arrival date will be non-refundable. Crabby Coconut will not issue refunds or discounts due to inclement weather, hurricane, tropical storms, red tide, or any other act of nature.

Changes to Reservations: A reservation change fee of $150.00 shall apply to all reservations that are changed in any manner, including shortening of stay or change of rental dates.

Check-In, Check-Out: It is important for you to print out your confirmation and bring it with you when you check in. Check-in is at 4:00 P.M. Check-out is at 10:00 A.M.. While Crabby Coconut will make every effort to accommodate early arrivals and late checkouts, Crabby Coconut does need time to clean the rental property between guests. Early check-ins and late check-out fees may apply. Please follow check-in and check out instructions, including making sure all windows and doors are locked upon departure. Please do not park any vehicles at the property or leave any luggage at the property prior to check in time.

Electric Locks: Electronic lock instructions will be emailed to you prior to check-in.

Occupancy: The unit has a maximum rental occupancy of eight (8) in which you are informed of when booking your rental. Overcrowding will result in immediate eviction without refund.

Guest Requirements: The guest making the reservation must be present during the stay; sub-letting is not permitted. Guests must always abide by the maximum number of eight (8), as published on our site. Public Events are not permitted. The guest is criminally and civilly/financially responsible for all conduct of all persons on the property, including but not limited to any type of issued violation such as traffic and parking tickets, noise complaints and turtle ordinance violations.

Minimum Age: Guests must be a minimum age of 25 years old on the day of arrival unless specifically approved in advance in writing. You agree to provide us with proof of age upon request. All persons staying at the property under the minimum age must be accompanied by their parent or legal guardian for the entire duration of the rental, provided that the guest may provide to Crabby Coconut the express written consent from the parent or legal guardian for any person under 25 years old who is going to stay at the property who is not a child or ward of Guest. We reserve the right to reject or terminate reservations made under false pretenses. Violations of this policy will result in the loss of all payments and immediate removal from the property without a refund.

Smoking: The unit and entire property is NON-SMOKING! Any signs of smoking will forfeit the security deposit and may incur additional charges and/or result in immediate eviction without refund.

Pets: No pets of any kind are allowed! Any pets on the property without prior permission will result in immediate eviction without a refund.

Trash and Recyclables Deposit: Tenants agree to take out the trash and recyclables combined on the property at the end of this Lease. Tenants who violate this policy will be assessed an additional cleaning fee of $50.00.

General Provisions Applying to all Amenities: Please ask if an amenity you are looking for is not listed on our website. Some amenities will change periodically. Discounts and refunds are not available due to inoperable equipment; however, Crabby Coconut will do its best to repair any issues immediately. You and your guest accept and assume all risks involved in and around all amenities provided. You also expressly waive and relinquish any rights or claims against Crabby Coconut for any damage that may result to you or your guests from lack of maintenance, cleanliness, repair or defect of amenities.

Basic Amenities: The property includes basic amenities; air conditioning, cable television, internet, linens (bed and bath) and fully stocked kitchens. Starter kit of paper and cleaning products will be provided at the beginning of your stay, which includes (1 roll paper towels,dish soap, sponge, 2 dishwasher pods, 2 garbage bags, small box of laundry detergent. 2 rolls of toilet paper per bathroom,1 travel size shampoo and conditioner, 1 travel size bar soap, 1 body lotion, 2 garbage bags. You will need to purchase any additional paper and cleaning products as needed (napkins, paper towels, toilet paper, dishwasher detergent, laundry detergent and garbage bags). Beach towels and a few beach chairs are provided at this rental. There is a BBQ available for use at this property. Please check with Crabby Coconut as to the items provided at this property.

Swimming Pools: This property has a heated pool and spa. The pool & spa are set to approximately 80 degrees. Crabby Coconut will make every effort to ensure that your swimming pool & spa stays in the set range, however, Crabby Coconut cannot be held responsible for extreme weather or inoperable equipment preventing or inhibiting use and no refunds will be offered if such occurs. Crabby Coconut also cannot guarantee that the swimming pool will be able to maintain that temperature during colder weather. Following inclement weather or high winds, pool services cannot be expected “on demand” for removal of fallen leaves or minor debris. While swimming pools are regularly cleaned, treated and maintained at Crabby Coconuts expense, when renting a property with a swimming pool, it is important to remember that your help in maintaining it, to some degree, is expected.

Pool Equipment: Licensed and insured Pool Technicians maintain the pool and pool equipment. All guests accessible features including pool lights, spa heat and spa blower can be controlled using the pool remote that is located in the immediate pool patio area. Any other changes to the pool equipment, settings, controls and valves are strictly prohibited as they may result in severe damage to the pool and/or spa. The guest shall be responsible for any service call and associated repairs.

Internet Service: The rental provides high-speed internet service for your convenience; however, Crabby Coconut cannot guarantee that you will be able to connect. Crabby Coconut will do its best to assist you but cannot be held responsible and no refunds will be offered if you are unable to take advantage of this service.

Items Left in Unit: Crabby Coconut will not be responsible for any personal items left in the rental unit. If you request Crabby Coconut to retrieve and mail items left in the rental unit, you will be responsible for actual mailing/shipping charges in addition to a $25.00 handling fee.

Fines for Complaints and Other Violations: If Crabby Coconut receives a fine for any complaint, including but not necessarily limited to noise complaints, or any other violation of Local, State or Federal ordinance, rule, statue or other law or policy, which fine is issued for conduct which took place at or about the rental property during the stay of tenant, tenant shall be responsible for reimbursement for such fine, which fine may be deducted from any and all deposits placed by tenant. In the absence of deposits, charges will be made to the credit card on file or payment can be made directly by the guest.

House Parties, Reunions and Large Gatherings: House parties and large gatherings are prohibited. Please note the maximum occupancy (8) on the property. Overcrowding will result in immediate eviction without refund.

Agency: Crabby Coconut reserves the right to make reservation changes due to unforeseen circumstances or for any reason.

Disputes: Any action brought pursuant to the terms of this Agreement shall be brought in Manatee County, Florida. The prevailing party in any such action shall be entitled to reimbursement for all attorney fees, including attorney fees on appeal, costs and interest incurred in connection therewith.

Indemnity: You shall indemnify and hold harmless Crabby Coconut from any claims and demands arising from:
Your use or anyone you allow to use or possess the property, and anything done or permitted by you in or about the rental property.

Hazards: It is unknown if there are hazards that affect the premises. Hazardous substances in the home include cleaning chemicals, paint, lawn and garden chemicals, and a variety of indoor air pollutants. Hazardous substances outside the home include those found in contaminated land, water, landfills, and industrial air and water emissions. Some of the more common hazards are asbestos, groundwater contamination, lead based paint, urea formaldehyde, foam insulation (UFFI), mold, mildew, and Radon gas. Any property built prior to 1978 may contain a lead based paint hazard.

Radon Gas Disclosure: Pursuant to Section 404.056(5). According to Florida Statutes, radon is a naturally occurring radioactive gas that when it has accumulated in a building in sufficient quantities, may present health risks to persons who are exposed to it over time. Levels of radon that exceed Federal and State guidelines may have been found in buildings in Florida. Additional information regarding radon and radon testing may be obtained from your County Public Health Unit.

Tax Law Changes: In the event of any tax law changes, the guest is responsible to pay the monetary difference that might occur. These changes can affect reservations already paid in full and the guest is responsible to pay the additional fees shall it occur.

Noise Ordinance: The Island does have a noise ordinance that goes into effect after 10 P.M.. This ordinance pertains to any loud music or loud sounds coming from the property after this hour. If the police or the owner is called due to the renters disturbing the peace, we do reserve the right to terminate the rental agreement immediately without refund.

Parking: Guests must follow the parking rules of the home, City or County ordinances. The number of parking spaces is advertised in the home’s listing. Securing any additional parking is the guest’s responsibility. Parking of commercial vehicles, recreational vehicles, boats or marine vessels or equipment, trailers of any kind, or otherwise is prohibited without approval by Crabby Coconut, in writing, before your arrival date.

Events: Events of any kind are prohibited.

Rate Changes: Rates are subject to change without notice on the website. Confirmed booking rates will never be changed unless directed by the customer ie: additional days added.

Online Booking and Information: The information provided, though deemed accurate, is not guaranteed. It is subject to errors, omissions.

Indemnification: Crabby Coconut shall not be liable to guests or to any party for any damages to property or for the injury to persons on the premises from any cause whatsoever, including defects in the premises or otherwise: guests shall indemnify and hold harmless Crabby Coconut from any and against all liabilities, claims, expenses, fees, loss of use of actions of any and any kind arising out of renters or their guests use and occupancy of the premises. Crabby Coconut is not responsible for accidents, injury, or loss of personal belongings of any kind.

Violations: Crabby Coconut shall not be liable to guests or to any party for any type of issued violations, including but not limited to: traffic tickets, noise complaints, turtle ordinance violations, etc. The sole responsibility lies on the responsible party including any incurred fees.

Liability for Property of Guests: Crabby Coconut is responsible for providing safe and sanitary lodging, under the provisions of Chapter 509, Florida Statutes. Crabby Coconut is under no obligation to accept for safekeeping and herby, expressly disclaims acceptance of any money, securities, jewelry, precious stones of any kind, wearing apparel, or other property of the guest, and by law, has limited liability for the loss thereof. Supervision or safekeeping of guest’s vehicle(s) is not subject matter of these Terms and Conditions. Crabby Coconut accepts no duty of safekeeping whatsoever. Therefore, Crabby Coconut is not liable for theft/misappropriation etc. of the vehicle, of vehicle parts and components or of vehicle contents. Crabby Coconut is not liable or responsible to any guest for the loss of wearing apparel, goods, or other property.

I acknowledge and accept all terms and conditions as set forth in this agreement.

Check Out Procedures

Check out is before 10:00 a.m.. If you happen to be leaving early, can you please let us know, this way we can get the cleaning crew started sooner.

  1. Put all dirty dishes in the dishwasher and start the dishwasher prior to leaving.

  2. Return any furniture inside or out that may have been moved to its original position.

  3. Do not wash the linens at the property.

  4. Take all trash and recyclables from the entire home to outside bins.

  5. Please burn off and scrape all grills clean.

  6. Notify us of any damage made to the property.

  7. Please lock all doors and windows.


I understand that attaching my e-signature is the legal equivalent of submitting a document signed by hand, and that clicking on the sign button manifests my desire and intent to rent a nation property from Crabby Coconut under the terms and conditions described above. I have read and agreed to all the above terms and conditions for my reservation with Crabby Coconut and have received confirmation via email. I am aware that cancellation policies apply.
